Who needs an ECIR?

It is the responsibility of the Landlord, Employer, or Homeowner to ensure the electrical safety testing and inspection is carried out regularly, in conjunction with UK standards. Requirements vary based on the type of property and the number of circuits. Commercial buildings, Managing agents, Schools , Hospitals, Nursery and Social Housing must undergo EICRs every 1-5 years, depending on the nature of the property. Domestic properties should be tested every 10 years, whereas H.M.O. domestic properties every 5 years. To determine both the safety and efficiency of the electrical installation, it is recommended to undertake a complete electrical safety investigation (EICR) before purchasing a new property, if it is being let, sold, extended, refurbished, or undergone any damage (e.g. fire/flooding).


How long does it take?

Depending on the size of the property and inspection required, an Electrical Safety Inspection will usually take between 2-4 hours, with a relevant Electrical Safety Report provided on completion. Alongside the report, we will also provide a quotation for any advised or required remedial works. This will be itemised alongside the EICR codes (info on these below). Upon completion of the works, we will provide you with an additional free EICR for your reference and a certificate of works.

What is the aim of an electrical installation condition report?

The five main aims of an electrical installation condition report are:

  1. Record the results of the inspection and testing to make sure the electrical installation is safe to be used until the next inspection (following any work needed to make it safe)
  2. Find any damage and wear and tear that might affect safety, and report it
  3. Find any parts of the electrical installation that do not meet the IET Wiring Regulations
  4. Help find anything that may cause electric shocks and high temperatures
  5. Provide and important record of the installation at the time of the inspection, and for inspection testing in the future.

What does an “EICR” mean?
